Some assistance programs are structured as forgivable second mortgages, which may be forgiven after a required occupancy period — often three years — while other programs may have different terms. Because assistance programs differ by location, eligibility, and funding source, specific structures are determined on a case-by-case basis.

These changes impact financing options for conventional loans and the price ranges in which buyers compete.
